Eastern Sierra Community Housing (ESCH) in cooperation with Eastern Sierra cities and counties operates homebuyer assistance programs. The programs are designed to provide the additional financing needed to keep a first mortgage payment affordable to homebuyers. Funds are limited. The goal of these programs is to reduce your monthly mortgage payment to approximately 30%-35% of your gross monthly income. This promotes an affordable payment and allows your household to be able to afford other basic necessities such as transportation, groceries, and health expenses.

By promoting affordable homeownership in the region, we support a viable local economy and sustainable community through a reliable and healthy workforce, reduced commutes, and individual financial health and resiliency.

Our regional and State partnerships allow us to operate a variety of programs to help make homeownership possible. Some of these programs assist with a household’s downpayment, closing costs, or gap financing in order to make the household’s primary mortgage payment affordable based on their gross monthly income. Community Land Trust Ownership - Below Market Value Homes

We currently steward more than 50 below market value homes throughout the Town of Mammoth Lakes. These homes have been subsidized through a variety of programs so that the sales price is affordable for local incomes. These homes come with requirements for the homeowner including no renting of the home, it must remain the primary residence, and it must be sold at an affordable price at the time of transfer.
